    You will receive a check-in email the day of your reservation.

  • We welcome your furry family members! We have plenty of room for them to run and play in our fenced-in dog park. Outside of the dog park, dogs must be on a leash at all times on the property.

    Verbal warning - 1st offense of a dog found off-leash
    $50 fine - 2nd offense of a dog off-leash
    $50 fine - Not cleaning up after your pet
    $50 fine - Excessive barking that disrupts other residents

  • Quiet hours are between 10 PM - 7 AM.

    There will be 1 verbal warning issued for violation of quiet hours. The 2nd offense will be a fine of $50. If violation of quiet hours continues, you will be forcibly removed from the property.

  • Office hours are Monday - Saturday, 9AM - 4PM. We try to answer all inquiries within 24 hours.

  • Out of respect for Lone Oak’s long term guests, management reserves the right to approve RVs staying in the park.

    All RVs older than 10 years must be approved by management prior to arrival.

    RV appearances must be clean and well-maintained in appearance.

    Window and door coverings cannot be cardboard, tarps, wood, or other means of unprofessional construction.

    Coverings and awnings must be in good condition with no obvious rips or tears

  • RV guests are limited to 10 items per site.

    Allowed:
    Patio furniture, grills, and portable solar and internet equipment is allowed.

    Not allowed:
    Generators, clotheslines, swimming pools, permanent installations of any kind.

    Our groundskeepers work hard to maintain our RV site grass. Please keep grassy areas accessible for yard maintenance.

  • RV site water is potable, supplied by city lines. Water is for RV use only; No outside watering such as washing vehicles or RVs.

  • All sewer connections must be fully functioning. Leaks must be repaired in a timely manner. There will be a $50 fine for raw sewage cleanup.

  • Each RV site has access to Wi-Fi. We have several outdoor access point towers stationed in the park.

    Please note speeds are variable depending on your environment. Items or vehicles obstructing WiFi signals will yield different speeds.

    All access points are wireless and do not have ports for ethernet cables.

    If ultra high speeds are required for your stay, we encourage guests to bring antennas and any other equipment.

    At this time, we have no laundry facilities in our park. The nearest facility is Wash and Fold Laundromat, 15 minutes away in Gainesville, TX.

  • Each RV site is permitted 2 vehicles, if they fit within your RV site. Refer to our site map for overflow parking on the grounds.

  • Our property has 2 entrances. At this time, we leave our gates open 24/7.

  • We offer trailer storage for an additional charge of $50/month. Trailers over 20' are not permitted. Trailers must be parked in the designated storage area only.

  • Texas winter months (December - March) can see temperatures below freezing.

    In the event of a potential freeze:

    Management will send a text message announcing the freeze warning.

    Water must be turned off and only used during the day at non-freezing hours to refill your freshwater tank.

  • Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules will be asked to leave with no refund. (Texas Penal Code 30.05)

    According to (b) Any guest who leaves without paying for site services or refuses to pay for site services when due is subject to criminal prosecution.

    Lone Oak RV Ranch is providing service hook-ups for tenant’s RV. Full payment is required in advance & any violations will be prosecuted under the “THEFT OF SERVICES LAW”. (TEXAS PENAL CODE 31:04)

  • We have a zero tolerance policy for any activity requiring police responses. Lone Oak management has the right to ask you to leave immediately without a refund.

  • Customers shall indemnify and hold Lone Oak RV Ranch harmless from and against any and all claims, demands, costs, expenses, water, wind, civil strife, or acts of God, actions or indications of other customers, guests, invitees or licensee of customer or any other customer actions or inactions (or those of their employees, agents or invitees), or any other causes related to customer’s use or occupation of the RV site. The management assumes no responsibility for accidents, injuries or loss from any cause.
